Viewing checklist - what to verify in person
Photos lie. The number of expat clients who signed remotely on a 'sunny corner flat' that turned out to face a 6-floor wall is depressing. If you can possibly visit before signing, do. If not, ask a third party (us, a friend, a paid local viewer) to walk through with this list. For tenant rights and contract details, see our Valencia renting guide.
Light and orientation
Check at the time of day you'll actually be home. South or south-west facing flats overheat from June to September; north-facing flats need supplemental heating in January. Open and close every shutter.
Heating and AC, both
Valencia has 14°C winter mornings and 35°C summer afternoons. Confirm working AC in every bedroom and a primary heat source. Older flats with only a butane heater are a red flag.
Water pressure and hot water
Run the shower and the kitchen sink at the same time. Check the boiler is gas (cheaper to run) or electric heat-pump (efficient) versus a tank that empties in 8 minutes.
Fibre availability
Ask which operator the building has fibre with. Movistar, Orange, Vodafone and DIGI all run separate networks; some buildings only have one. 'Fibre installed' on the listing means nothing if it's a dead line.
Lift and stairs
Many Valencia historic-centre buildings have no lift, or a lift that stops at the half-floor. If you ship a couch up 5 flights, the mover charges extra. Ask about community fees - 'sin ascensor' (no lift) buildings are cheaper for a reason.
Noise audit
Ruzafa, El Carmen and Cabanyal are loud at night. If you sleep light, walk the street at 11pm and 2am Friday before signing. Triple-glazed windows help; thin balcony doors don't.
Get the contract in writing, in Spanish
LAU 2019 protects 5-year tenancies for individual landlords (7 years if landlord is a company). The contract MUST be in Spanish to be enforceable. An English-only side letter is not legally binding here.
Deposit ceiling
Spanish law caps the move-in deposit at 1 month rent (fianza) plus optionally 1 additional month as 'garantÃa adicional'. Anyone asking for 3+ months upfront is either confused or scamming.
